What we find

Leaks you can't see.

We find the leak. Once you have the report, the repair is your choice.

  • Slab leaks

Supply lines that run under a concrete slab foundation, common in Sugar Land homes. Signs: a warm floor, a high bill, running water you can hear with everything off.

    • Listening and thermal imaging

    • A mark on the floor and a spot on the plan

  • Wall and ceiling leaks

A stain on a ceiling or a damp wall, and nobody knows where the water starts. We trace it back to the pipe, or tell you it is not a pipe.

    • Thermal imaging and a moisture meter

    • Photos with a tape measure in frame

  • Yard and supply-line leaks

The line from the meter to the house, and sprinkler and pool lines. A soft spot in the lawn or a meter that moves with the house shut off.

    • Listening, plus a pressure check on the line

    • A marked drawing for your plumber

  • Drain and sewer leaks

Cracked or broken drain lines under the floor or yard, found with a pipe camera and a footage counter.

    • Clips and stills in the report

    • Not a drain-clearing service

The last step

A hole is the last step, not the first.

Chipping tile or breaking a slab on a guess costs you a floor and sometimes still misses. We mark the spot first, so whoever opens the floor opens one place, once.

  • A marked spot, measured from two walls

  • Photos of the mark, so it can be found again

  • Options that say what each repair leaves for you

A hand chips old tiles off a wall with a hammer and chisel

Who asks for a report

One report, three readers.

  • Homeowners

You want to know where it is before anyone opens a floor, and what it will take to fix.

  • Insurance adjusters

The report lists the location, the method and the photos. Policies differ; we write what we found, not what is covered.

  • Property managers

One report per unit or per building, with a marked drawing your plumber can work from.

Not sure where it is?

Tell us what you saw. We will say which method fits.
